What facilities and services does the park offer?

There is a Community Centre and Launderette on site. The Community Association organises social events, clubs such as Gardening, Keep Fit and Bridge etc.

Does Warfield Park allow children and pets?

Children are welcome at the park provided they are well behaved and kept under close supervision.  Well-behaved pets are also welcome but they must be kept under strict control.  There is a limit of two pets per household and these must be registered with us.

Are residents allowed to build garages and greenhouses?

Most pitches at Warfield Park have room for a garage and greenhouse, however the park has a procedure for approving siting of such buildings and a copy can be obtained from the office. Planning permission may also be required from Bracknell Forest Borough Council; therefore the Park Management must be notified of all plans.

What utilities does the park provide to the home?

All homes at Warfield Park are central heated, either solid fuel, oil or propane gas (LPG). Each park home has an individual metered electricity supply.  Meters are read each month and the charges are included on the monthly pitch fee account. The charging of electricity is governed by OFGEM Regulations. Water and sewage charges apply to all homes and the application of these charges is in accordance with the OFWAT Regulations.

What is the current pitch fee for each home?

Currently this is from £197.23 per calendar month. These fees are payable each month by direct debit in advance and are reviewed annually at 1st March.

What are the park office opening hours?

Monday – Friday   10.00am – 1.00pm & 2.00pm - 4.00pm
The offices are closed on Saturdays and Sundays

How many homes are there at Warfield Park?

At Warfield Park, once part of Windsor Great Park, you can have benefits of modern and well-equipped homes in one of the most rural home parks in England.  We have just over 400 park homes set in 84 acres of picturesque and established woodland.  The gardens are generously sized and many homes have driveways and garages.

What are the local transport links like?

Warfield Park is within easy reach of the major towns of Windsor, Bracknell and Reading.  It is convenient for access to the M3, M4, and M25 motorway networks. Rail services are good - the station is just 1.5 miles away for the Reading to London (Waterloo) line.  A bus service runs to Bracknell from the centre of the park.  There is a Tesco supermarket within walking distance and Bracknell offers the usual range of banks, building societies, stores etc.  A complimentary bus service is provided to the Sainsbury Super Store once a week currently on a Wednesday.

What is the council tax band for homes on the park?

The council tax band for park home residents is at the present time mostly in band A each year.

Can I get finance to purchase a park home?

Finance is available from specific companies to purchase park homes. We do not arrange finance or tie ourselves to a finance company but we have provided, for your convenience, the names of 2 finance companies for your information:

Do I need to insure my park home?

All park homes must be insured with a reputable insurance company.  Jardine Group Services (Insurance Brokers) specialise in this field and can be contacted on 0845 408 5919.

How long can a resident keep the park home on site?

In most cases, residents have the right to keep the park home on site indefinitely unless either they or the site owner bring their agreements to an end.

Can a resident sell the park home on site and will a park commission be due?

Yes the resident has the right to sell the home on site and pass on the agreement with the site owner to the person who buys the park home.  The sale must be to a person approved by the site owner but the site owner cannot withhold his approval unreasonably. The site owner can claim a commission up to a maximum fixed by law, currently set at 10% of the sale price. A resident who wishes to sell the park home does not have to offer it for sale to the site owner first.
